Is your complex self managed or managed by an unlicensed person? Ask the following:

• Do they understand enough about the Strata Schemes Management Act and its regulations or the Community Land Management Act?
• Is your Owners corporation being financial responsible by setting realistic budgets?
• Are they keeping the correct records, holding and run meetings correctly?
• Does your Owners Corporation pay for maintenance that isn’t its responsibility?
• Are you paying for maintenance that the Owners Corporation should be?
• Are your by-laws enforced?
• Is there conflict within your scheme that needs a resolution?
• Is your scheme required to be registered for GST?
• Does your complex have a 10 year sinking fund forecast and has it obtained an insurance valuation within the last 5 years as required by the Act?
